<image:title>About us - EPC - Northampton - Milton Keynes - About us - Where it all started</image:title>
<image:caption>My name is David Lea and after spending a successful decade working as a property valuer in both corporate and independent estate agency in Northampton and Bedford, I decided in 2008 to set up on my own as a Domestic Energy Assessor and to offer an unrivalled independent EPC service to property professionals and private homeowners throughout Northamptonshire, Milton Keynes and the surrounding areas. My goal has always been, and still is, to not only supply the EPC thoroughly, quickly and at a great price, but to back that up with a level of customer satisfaction that enables me to grow through repeat business and recommendation. Also for your peace of mind, we are insured, DBS checked and fully accredited through the Elmhurst Energy Certification scheme. Over the years i’ve now surveyed many thousands of properties including working alongside Northampton Partnership Homes for over six years where i surveyed a large part of their social housing stock and dealt with a wide variety of property types and styles. Nearly 30 years of experience in the housing sector has given me a level of knowledge and expertise that you can totally put your faith in. I genuinely believe that my passion for what I do plus my desire to offer the very highest level of customer service and satisfaction comes through with how I deal with my customers. I always aim to have your certificate placed onto the national EPC register on the same day I visit the property and alongside dealing direct with homeowners, I also work with a number of carefully selected sales & letting agents as well as many landlords, owners of HMOs, block management companies and other building trade contractors. NN Home Energy Surveys offer EPC surveys throughout the whole of Northamptonshire & Milton Keynes and If you need an Energy Performance Certificate then I very much look forward to meeting you. No one in Milton Keynes does EPCs like NN Home Energy Surveys, you can trust us to deliver on what we promise every time. Frequently Asked Questions Why not just book the cheapest EPC I can find? Quite simply 'if it looks too good to be true, it probably is' A rushed, inaccurate EPC produced by an often inexperienced assessor is just about the worst possible value for money you could get. We all love a bargain and maybe some things in life are ok to cut corners and take a risk with but considering your property is likely to be your biggest total asset then that's one area you most certainly don't want to be trying to cut corners with. Having an accurate EPC and having experienced advice you can trust is just not worth risking to save a few pounds. And remember, the difference between one EPC band and the next one up could potentially add thousands to the value of your property. How many times have we all thought we'd got a bargain which later turned out to be a false economy. We've been supplying EPCs since 2007 and we know that our prices are amazing value but what's more important is that we spend the correct amount of time in a property to do the job properly, to do the correct amount of research, to discuss our findings and offer advice and to give you the peace of mind that comes from our experience. Don't take risks with your property, trust us at NN Home Energy Surveys with your EPC and you'll find its definitely one less thing to worry about. Do I need an EPC? When selling or renting out a property you must have a valid Energy Performance Certificate (EPC) in place. You will not be able to market your property, complete on your sale or rent your property without an EPC. It is important therefore to make sure you have this arranged early to avoid any potential delays at moving time. To do this you will need a domestic energy assessor to visit the property and collect the data required to produce the certificate, for an average sized property this takes around 45 minutes. The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate will tell you on a scale of A-G, the energy efficiency of your home along with the potential scale after improvements are made, with 'A' being the most efficient home. Better-rated homes should have less impact through Carbon Dioxide (CO2) emissions, the EPC will show the amount of CO2 emissions produced by that property in tonnes, and will advise on the amount this could be reduced by. The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment. What is the assessor looking for? The assessor is primarily looking at any factors influencing the overall running costs of the property; including the construction method, the level of insulation, the type of heating system, and any forms of passive or active ventilation systems. The assessor will also look at what combination of heating controls are present to control time and temperature and also the age and efficiency of windows and any forms of secondary heating present in the property such as fireplaces, underfloor heating, electric panel heaters or wood burners etc. To conduct the survey the assessor will need access to all of the rooms, the loft space (if applicable), the heating system together will all heating controls and also any paperwork relating to renewable technologies if fitted. If you’ve have had any retrofit insulation installed then please try to have full details available at the time of the inspection. Also any documents relating to dates of construction or installation for things such as extensions or double glazing should be supplied where known as these help us to produce the most accurate report possible for you. Why use NN Home Energy Surveys? Quite simply because we’ve been Northants and Milton Keynes first choice for EPCs since their introduction in 2007, not only because we offer you amazing value by sourcing your EPC direct or the fact that our customer service and quality are simply second to none, but also because we are based where we operate, in Northamptonshire. We cover all the major towns and areas including Northampton, Milton Keynes, Kettering, Wellingborough, Rushden, Brackley, Towcester, Corby, Daventry, Thrapston, Newport Pagnell, Olney, Buckingham, Rothwell, Raunds, Rugby, Stony Stratford, Bletchley and Wolverton. We are local, reliable, experienced and trusted. What do I need as a Landlord? All landlords are required by law to comply to governments ‘Minimum Energy Efficiency’ Standards or MEES as it’s become known as. From April 1st 2020, landlords can now no longer let or continue to let properties covered by the MEES Regulations if they have an EPC rating below E, unless they have a valid exemption in place. The list of potential exemptions is quite exhaustive and you can find them in our ‘useful links’ page. If you are currently planning to let a property with an EPC rating of F or G, you need to improve the property’s rating to E, or register an exemption, before you enter into a new tenancy. If you are currently letting a property with an EPC rating of F or G, and you haven’t already taken action, you must improve the property’s rating to E immediately, or register an exemption. If your property is currently empty, and you are not planning to let it, you don’t need to take any action to improve its rating until you decide to let it again. At NN Home Energy Surveys, we are unique in offering landlords a full Landlord property energy audit with advice, recommendation and a complete roadmap towards current and future compliance. We’ve had a great response from landlords that we work with about these as many are already making improvements to their properties ready for when the required banding for lettings moves up from it’s current 'band E' to 'band C' The dates for these changes are currently out for consultation but will almost certainly happen in some form, so its wise to now look at things you may need to do in order to stay ahead of the changes and also to avoid any costly and lengthy void periods nearer the time. For details of our Landlord Property Energy Audits click here and we also have a landlords page here.1st Choice since 2008 We cover all of the areas listed below and we are fully insured, DBS checked for your safety and accredited as Domestic Energy Assessors through both Elmhurst & Stroma Certification. <image:title>Landlord EPCs - 1st Choice for Landlords and Letting Agents</image:title>
<image:caption>Are you a Landlord or Lettings professional looking for a reliable, experienced and locally based Energy Assessor? We’ve been supplying Landlords and Letting Agents in Northamptonshire & Milton Keynes since 2007. We work with many letting agents, owners of HMOs, individual private landlords and also professional landlords with large property portfolios so we totally understand the often complex lettings market and the requirements that landlords need to stay legally compliant. A lot of people now realise that you must have a valid EPC for any property you rent out but many do not realise that this must reach a minimum of a band ‘E’ in order to meet the governments Minimum Energy Efficiency Standard (MEES). This was brought in to improve the standard of the UKs rental stock and to reduce tenant fuel poverty by making properties more energy efficient and thereby reducing household bills. Consultation is also currently underway to raise this banding even higher in the coming years so now is a good time to be thinking about how your properties are likely to rate if the criteria becomes tighter and what improvements you may need to make in order to continue renting them out. Please remember to check the EPC expiry date for any properties you own and contact us as early as possible ahead of the expiry date to make sure we can visit and produce the certificate before the current one expires.</image:caption>

<image:title>Landlord EPCs - Call us to book your Rental EPC today..£69</image:title>
<image:caption>The current validity period is still 10 years but many rented properties had certificates produced when EPCs first became compulsory back in 2008 and many of these have now expired without landlords realising and therefore facing potential fines for non compliance. We regularly are called out to produce EPCs for properties that expired upwards of two years previously so it’s important as a landlord that you keep a regular eye on your portfolio and make sure the EPCs are still valid. Additionally, it can also be difficult to evict tenants should you need to without having an EPC in place so this is also a good reason to make sure you are up to date. We’ve made it easy for landlords to check your properties by visiting our useful links page here where you’ll find the national EPC register where you can check all your properties to see when they expire. We’ve got loads of information for landlords about MEES on our EPC blogs and all landlords can also request one of our Landlord Property Energy Audits. To book your landlord EPCs please call us on 07851 957628 or use the contact us page to send us a message.</image:caption>

Frequently Asked Questions Why not just book the cheapest EPC I can find? Quite simply 'if it looks too good to be true, it probably is' Because a rushed, inaccurate EPC produced by an often inexperienced assessor is probably worse than not having one at all. Your property is probably the most valuable asset you own. Having an accurate EPC and having accurate advice you can trust and make decisions off is just not worth risking. And remember, the difference between one EPC band and the next one up could potentially add thousands to the value of your property, it's simply not worth the risk. Frequently Asked Questions Why not just book the cheapest EPC I can find? Quite simply 'if it looks too good to be true, it probably is' Because a rushed, inaccurate EPC produced by an often inexperienced assessor is probably worse than not having one at all. Your property is probably the most valuable asset you own. Having an accurate EPC and having accurate advice you can trust and make decisions off is just not worth risking. And remember, the difference between one EPC band and the next one up could potentially add thousands to the value of your property, it's simply not worth the risk. For details of our Landlord Property Energy Audits click here and we also have a landlords page here. Call us today to book We are fully insured, DBS checked for your safety and accredited through Stroma Certification. If you’re looking for an energy assessor in Thrapston then please call us today to book an appointment on 07851 957628 or drop us a message through our contact us page and we’ll get straight back to you. Please read our ‘reviews’ page here to get an idea of what our customers say about us. If you need an EPC in Thrapston then call us today. NNHES - No1 for EPCs</image:caption>

For details of our Landlord Property Energy Audits click here and we also have a landlords page here. NNHES - No1 for EPCs</image:caption>
