A lot of people now realise that you must have a valid EPC for any property you rent out but many do not realise that this must reach a minimum of a band ‘E’ in order to meet the governments Minimum Energy Efficiency Standard (MEES). This was brought in to improve the standard of the UKs rental stock and to reduce tenant fuel poverty by making properties more energy efficient and thereby reducing household bills.

Consultation is also currently underway to raise this banding even higher in the coming years so now is a good time to be thinking about how your properties are likely to rate if the criteria becomes tighter and what improvements you may need to make in order to continue renting them out.

Please remember to check the EPC expiry date for any properties you own and contact us as early as possible ahead of the expiry date to make sure we can visit and produce the certificate before the current one expires.

The current validity period is still 10 years but many rented properties had certificates produced when EPCs first became compulsory back in 2008 and many of these have now expired without landlords realising and therefore facing potential fines for non compliance.

We regularly are called out to produce EPCs for properties that expired upwards of two years previously so it’s important as a landlord that you keep a regular eye on your portfolio and make sure the EPCs are still valid. Additionally, it can also be difficult to evict tenants should you need to without having an EPC in place so this is also a good reason to make sure you are up to date.
