With landlords now needing to meet Government Minimum Energy Efficiency Standards (MEES) where a property must be at least a band ‘E’ or higher in order to be rented out, it has never been more important for a landlord to be looking at the standard of their properties and making necessary changes now in order to stay one step ahead of future changes.

Currently the government proposal which is progressing through parliament is for a requirement that all new tenancies commencing from Dec 31st 2025 will be required to meet an EPC band ‘C’ and then for all tenancies by the same date in 2028. This target will be challenging to meet by a large proportion of the UKs rental housing stock, so it’s crucial to be thinking about these things now.

This is the reason that many landlords are already looking now to improve their properties in anticipation of these potential changes, as even if the final bill differs somewhat to the current proposals, there is little doubt that landlords are going to be required to make improvements over these next few years and also mortgage lenders are coming under continued pressure by government to increase their average EPC ratings across their domestic portfolios to a band ‘C’

Subsequently, many lenders now offer improved rates via so called ‘green mortgages’ only available to higher EPC rated properties, so there is even more incentive now for landlords to make improvements as this can potentially save many hundreds of pounds a year in mortgage payments plus add value to the property.

Many types of improvements can be made in truth for very little cost to the landlord but can make a vital difference to the tenants running costs of the property.  Remember, a tenant who’s not struggling in fuel poverty is going to be less likely to default on their rent payments as they’ll have more available income.

We can also discuss with you not only ways to make the property more energy efficient, but also what funding options may be open to you to help achieve this as many improvements are available under schemes such as ECO (Energy Company Obligation) and also the forthcoming ECO+ schemes where if you have tenants on certain benefits they can claim improvements to keep them out of fuel poverty often at little or no cost to the landlord.

Also happy tenants are potentially more likely to take care of your property, stay longer, therefore avoiding costly void periods and should you decide to sell the property in the future then any improvements you make will likely be recouped in a higher selling price and also make the property more attractive to potential purchasers.

The standard process is two visits to the property, on visit one we carry out the EPC on the property as it is currently (but without lodging it on the government register) we then model through our software the necessary improvements required to get the property to whatever level you are aiming for, these will then be relayed back to you and you then arrange directly through your own contractors to have the works done.

Once the works are completed we then visit a second time to verify that they have been done to an acceptable standard and then the EPC is then produced showing the improved rating.
