Why not just book the cheapest EPC I can find?

Quite simply 'if it looks too good to be true, it probably is' Because a rushed, inaccurate EPC produced by an often inexperienced assessor is probably worse than not having one at all.

Your property is probably the most valuable asset you own. Having an accurate EPC and having accurate advice you can trust and make decisions off is just not worth risking.

And remember, the difference between one EPC band and the next one up could potentially add thousands to the value of your property, it's simply not worth the risk. How many times have we all thought we'd got a bargain which later turned out to be a false economy.

We've been supplying EPCs since 2007 and we know that our prices are amazing value but what's more important is that we spend the correct amount of time in a property to do the job properly, to do the correct amount of research, to discuss our findings and offer advice and to give you the peace of mind that comes from our experience.

Do I need an EPC?

When selling or renting out a property you must have a valid Energy Performance Certificate (EPC) in place. You will not be able to market your property, complete on your sale or rent your property without an EPC.

It is important therefore to make sure you have this arranged early to avoid any potential delays at moving time.  To do this you will need a domestic energy assessor to visit the property and collect the data required to produce the certificate, for an average sized property this takes around 45 minutes.

The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate will tell you on a scale of A-G, the energy efficiency of your home along with the potential scale after improvements are made, with 'A' being the most efficient home.

Better-rated homes should have less impact through Carbon Dioxide (CO2) emissions, the EPC will show the amount of CO2 emissions produced by that property in tonnes, and will advise on the amount this could be reduced by. 

The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.

What is the assessor looking for?

The assessor is primarily looking at any factors influencing the overall running costs of the property; including the construction method, the level of insulation, the type of heating system, and any forms of passive or active ventilation systems.

The assessor will also look at what combination of heating controls are present to control time and temperature and also the age and efficiency of windows and any forms of secondary heating present in the property such as fireplaces, underfloor heating, electric panel heaters or wood burners etc.

To conduct the survey the assessor will need access to all of the rooms, the loft space (if applicable), the heating system together will all heating controls and also any paperwork relating to renewable technologies if fitted.

If you’ve have had any retrofit insulation installed then please try to have full details available at the time of the inspection. Also any documents relating to dates of construction or installation for things such as extensions or double glazing should be supplied where known as these help us to produce the most accurate report possible for you.

What do I need as a Landlord?

All landlords are required by law to comply to governments ‘Minimum Energy Efficiency’ Standards or MEES as it’s become known as. From April 1st 2020, landlords can now no longer let or continue to let properties covered by the MEES Regulations if they have an EPC rating below E, unless they have a valid exemption in place.

The list of potential exemptions is quite exhaustive and you can find them in our ‘useful links’ page. If you are currently planning to let a property with an EPC rating of F or G, you need to improve the property’s rating to E, or register an exemption, before you enter into a new tenancy.

If you are currently letting a property with an EPC rating of F or G, and you haven’t already taken action, you must improve the property’s rating to E immediately, or register an exemption. If your property is currently empty, and you are not planning to let it, you don’t need to take any action to improve its rating until you decide to let it again.
