How long does an EPC take?

For an average sized three-bedroom house we would need to be at the property for around 45 minutes. Some properties with unusual features and extensions may take longer but this is a good estimate. Many factors influence how long we will need at the property to conduct the survey, but the main ones are generally the overall size of the property, as every room needs to be measured and assessed, the larger a property is then the overall survey is going to take proportionately longer.

What Energy Assessors are very interested in is the heat loss perimeter of the property, that’s simply how much wall space you have that’s exposed to the open air and therefore potentially losing much more heat than a party wall where you’re connected to a neighbouring property.

This is one of the reasons why larger detached properties will often get a slightly lower rating just because of the amount of heat loss perimeter they have as opposed to say a mid-terraced property which may only have a very small amount of heat loss perimeter at the front and rear.

The other thing which factors heavily in the time taken to conduct a survey is whether the property has been structurally altered during its lifetime.  Any form of extensions or alterations done at different times to the main construction require the assessor to deal with them as separate entities and therefore require significantly more time both on site and during the post visit work.

Because things like an extension may have been built many years after the original property, different building regulations at that time are likely to have been used and therefore different levels of insulation, this all needs treating separately and adds to the time taken at the property.
